In fashion, ‘Quiet Luxury’ emphasizes minimalist, supreme-quality pieces with timeless appeal. The trend also champions sustainability by advocating for buying apparel that’s versatile and not limited to a season (i.e., fewer clothes = less waste). Over the last decade or more, these considerations have steadily permeated every aspect of our physical lives. We buy organic, we drive electric, and maybe we even compost. This commitment to quality and sustainability has also manifested in home design, exemplified by the ‘Passive House’ movement, which includes detailing information about the health and makeup of materials that go into a home and how they impact the home’s performance and the occupants’ own health. “Most people still don’t know there is a far superior way to build,” states Trey Farmer, Partner, Principal and Chief Sustainability Officer at Forge Craft Architecture + Design.

Passive Houses converge with design elements from the ‘Quiet Luxury’ model in a harmonious alliance of refined aesthetics and sustainable living. While Quiet Luxury, as envisioned by Cathy Cherry, founder and principal of Purple Cherry Architects, seeks a calming ambiance through cohesive design elements and neutral tones, Passive Houses prioritize ultra-high performance, health, and environmental resilience. Both philosophies are committed to simplicity, elevating the living experience through thoughtful design.

A Passive House is an internationally recognized building standard that creates ultra-high performing, healthy, comfortable environments. Not only do these structures use dramatically less energy and reduce carbon emissions, but they’re also more resilient than a traditional home. This movement is gaining traction as both the design community and consumers become savvier and more informed about the impact of the way we build on our own health and well-being as well as that of our environment.

Unlike many conventional luxury homes primarily focusing on appearances, a Passive House offers a distinct experience the moment you step inside. It’s not just about how it looks; it’s about how it feels. “Entering a Passive House feels akin to shutting the door of a luxury car. There is a sense of quality felt in the materials, weight, and the air seal that shuts out all the external noise, weather, and smell. The air quality is another feature you have to feel to understand. Fresh, pre-conditioned, and filtered air is not just a luxury; it’s a fundamental aspect that positively impacts your family’s health and well-being,” says Farmer.

Beyond quality, we think about durability in terms of passive survivability — how can we create places that are built to maintain livable conditions longer during and after extreme events or emergencies? “Passive Houses offer ultimate control, especially during extreme events. In a simulated power outage during a cold snap, indoor temperatures in homes built before 1950 drop below 40 degrees Fahrenheit within eight hours. A 2009 code-compliant building dropped to below 40 degrees after 45 hours. Homes with Passive House standard building envelopes and net-zero energy buildings maintained safe indoor temperatures for over six days before indoor temperatures fell below 40°F,” says Farmer. “Their airtight design is also great during events like wildfires. The airtightness prevents embers from entering, reducing the risk of fires. They maintain indoor air quality and keep you safe in poor outdoor air conditions. They are also designed to easily allow you to produce energy long-term so that you can function off-grid indefinitely. This long-term solution ensures your family’s health and safety in many different terrains. Those same benefits can apply in urban environments. Passive Houses block out pollution, pollen, road dust, and noise, providing better indoor air quality and improved sleep.”

It’s also important to think about durability in terms of legacy. A lot of times, Forge Craft Architecture + Design works with owners who are hoping to create legacy homes that will be in their families for generations. This is about creating a level of quality and maintainability that they can trust long-term. They know that a home designed to Passive House standards is the ultimate in quality and longevity.

PKA Architecture weighs in, “Some Passive Houses (especially in arid climates) use a mix of concrete walls and roofs as a thermal mass to actually condition the interiors. These have great durability as the structure, insulation, and finish are all usually one system. This has been used successfully in the southwest United States for centuries. More generally, modern techniques focus on a quality of construction that uses materials of a higher quality than standard. This always allows for more durability in the long term. But what is important is a contextual understanding of the surroundings because an investment in architecture is something that should last 100 years or more.”

The integration of natural lighting also plays a huge role in the Passive House. “Passive homes prioritize large windows and skylights to ensure ample natural light enters the space, enhancing the overall aesthetic and creating a bright, welcoming atmosphere. This feature adds a touch of luxury and promotes a sense of well-being and connection to the outdoors. At Savvy Interiors, we understand the importance of harnessing natural light to create truly stunning and harmonious living spaces,” explains Wintersteen. “We also incorporate rich textures and patterns throughout the design. From plush area rugs to intricately textured wallpapers, these elements add depth, visual interest, and a sense of luxury to the overall aesthetic and to counterbalance the minimalistic nature of energy-efficient homes.”

Looking ahead, Farmer anticipates continuing to see this combination of extraordinarily advanced building science along with a return to evermore natural materials and conditions that enhance human health. PKA Architecture believes that tracking the embodied energy of materials will increase, and more manufacturers will publish more data about this. People are now concerned not only about the aesthetics of a material but also about how manufacturing, sourcing, and transportation affect the environment. “We live in a world of data, and people want to use that data to make informed decisions, even if it is about something that is primarily driven by aesthetics.”

As we delve into the world of Passive Building through the lens of experts, it becomes more evident that the concept of self-sufficiency is being redefined, with people looking for a living experience that goes beyond mere independence and truly empowers homeowners to take control of their environment.

Earlier this month, the group formerly known as HKS Hospitality Interiors launched ROAM, a new independent luxury design firm. Innovators Mary Alice Palmer and Olga Acosta lead the charge towards a well-designed future. ROAM operates in Dallas, Texas and London, England for now, with plans and potential for growth out of those regions.

Speaking on the new venture, Mary Alice Palmer stated, “We look forward to continued collaboration with HKS, pushing each other’s project boundaries through innovation and curiosity to achieve extraordinary results for our clients, while allowing ROAM to freely compete and establish its own identity within the highly specialized industry.”

To begin such an endeavor in a well-established space is no easy feat. However, ROAM isn’t content to simply join the luxury space. They want to refocus on the intimacy larger firms have lost and redefine what’s possible in the luxury space. This is the key to client retention and truly one-of-a-kind designs. Because of their size, ROAM can work directly with global brands, owners, operators, and developers. In addition, they will continue to partner with HKS on certain projects.

On top of that, they’re already making a name for themselves. Some of their projects include Esperanza Auberge Resorts Collection in Cabo San Lucas, AMAALA Triple Bay Yacht Club in Saudi Arabia, and the W Bellevue Hotel in Washington State. Creating such an extensive portfolio in no time at all is no small feat, and the design team at ROAM brings all of their their experience with them.

Alea Pro is the kitchen designed as a restyling of the iconic and consolidated Alea model by the R&D department of Poliform. It represents an update of the Alea kitchen designed by Paolo Piva, but it is characterized by a most marked expressiveness. The Alea Pro kitchen puts particular attention to the design of operational stations against the wall or on an island, introducing a spaced side panel that lends a stylish appearance to the base units.

Detail changes to the original design include a line-softening chamfered edge to the top of the cabinet doors and an embellished handle profile available in the three finishes – aluminum, champagne and moka.

The display doors for base units, wall units, and tall units create plays of transparency that give rhythm to the composition. A redefinition of the details reinterprets the linear design of the original system: the opening channels have been emphasized by a profile that highlights both vertical and horizontal lines.

According to the manufacturer, the Numi 2.0, “combines unmatched design technology to bring you the finest in personal comfort and cleansing” allowing for a truly “immersive experience.”

The smart toilet is fully customizable and comes equipped with a heated seat, ambient coloring (to set the mood of course) and an elongated bowl. The brand’s KOHLER Konnect® app pairs seamlessly with the included remote, while motion-activated opening and closing of the seat along with a warm-air drying function further compliment the luxurious bathroom upgrade.

The sleek design also features a stainless steel wand capable of adjusting the spray, shape, position, water pressure, temperature and the pulsating and oscillating features, Kohler explains. An integrated UV light and electrolyzed water system deliver self-cleaning of the commode’s bidet elements for superior hygiene.

In true smart technology fashion, the Numi 2.0 also showcases its Comfort Height® tech. This makes sitting and standing up easy for the majority of adults.

For those that are environmentally conscious or a stickler for efficiency, the Numi 2.0 fits perfectly into any eco-friendly smart home. The state-of-the-art bowl boasts exceptional water efficiency along with an additional upgrade providing a power-save mode.

Worried about power outages in a world of unpredictable weather? No problem. The Numi 2.0 smart toilet comes outfitted with an emergency flush for power outages to ensure your bathroom remains fresh.

First teased at the Consumer Electronics Show back in 2019. The Numi 2.0 joins manufacturers like American Standard and Woodbridge and follows a smart toilet craze that first took hold in Japan before making its way to Western bathrooms.

The art of living in the style of Studia 54 can be described as the manifesto of individuality, ongoing creative search, and modern view on heritage. “We create a new quality of life by providing our clients with a sense of exclusivity and a new generation of comfort for many years forward. We aim to become one of the best international design bureaus by creating projects in our unique one-of-a-kind style.”

We sat down with Studia 54 to talk about their creative process, portfolio, and the team making the magic happen.

Jetset: What design style does Studia 54 lean towards, and can you please expand on that?

S54: We created our unique stylistics and now develop them with every project. Distinctive features are the combination of luxury and coziness with many details and accents and individual implementation from project to project. Without exception, we develop unique design solutions for each project since they provide real liquidity and the prospect of increasing real estate prices over time. This effect is created with the help of comfortable planning solutions, high-quality materials, functional and aesthetic pieces of furniture, and the correspondence of interior decorations to exterior design.

Jetset: Please describe your most current project/s.

S54: Every project is special in its own way, but we would like to point out our first project in the USA—the American premium-class country house. We have always wanted to work with American clients, and we are really happy with the result. The interior turned out to be light, cozy, and elegant. We combined our unique stylistics with American classics, and this is how we created an exclusive interior with our unique stylistics.

Jetset: What has been one of your most memorable projects?

S54: There are some fascinating projects we are currently working on. For example, the interior of a former church building in London that will be converted into an art gallery. We designed a house in Cyprus with unusual planning; we call it “the reversed house.” We are also creating a design project for a family home in Jakarta that will feature a fish lake integrated into the floor. We’ll describe each project’s details in our portfolio; stay tuned!

Jetset: Where do you see design going over the next few years? 

S54: In the coming years, design will continue to strive for sustainability, new materials, and ways of working with them will emerge. This trend, by the way, was one of the reasons we created our own furniture brand, Fiftyfourms. By making our own models, we understand how trends work and how to further develop design.

Jetset: What architectural influences do you tend to lean toward when designing a space? 

S54: We prefer an open floor plan—spaces smoothly flowing into each other; a minimum of corridors and halls; and large combined rooms instead of small separate ones. We follow a similar principle in architecture when, for example, we increase the glazing area, add open-to-below spaces, and reduce the number of floors.

With a team of more than 100 professionals from a wide variety of areas of design, architecture, and construction, Studia 54 strives to create and implement designs that are aesthetic, modern, and functional. “Our team is the force of the design of the future. We work mainly with the premium and luxury segment of the market.” Based in Dubai, the UAE, the Studia 54 group consists of three unique brands, with its business scope covering all sectors of the world of interior design and architecture. “Our team of experts from a wide variety of areas makes dreams of a luxurious and comfortable life come true.”
